Neptune Facility Services LLC is an owner-led commercial cleaning company serving businesses across the DC metro area.
We started with a simple belief: good service comes from consistency, attention to detail, and respect for every client who trusts us with their building. Offices, medical and dental practices, retail, and managed properties throughout Arlington, Alexandria, and Northern Virginia.
Focused on purpose
We work commercial facilities only — offices, medical and dental practices, retail, managed properties, and build-outs across Arlington, Alexandria, and the wider DC metro area. Residential is off the table by choice. Homes and facilities are different trades that look alike from the outside, and a contractor splitting attention between them does neither well.
We clean after hours for the same reason: that is when facilities should be cleaned. Nobody wants a vacuum running past their staff at 2pm or a crew in a waiting room during clinic hours. Evenings, overnights, early mornings, and weekends — the window goes in your scope so it does not quietly drift.
We also keep our client list deliberately short. Janitorial contracts fail on consistency, not on the first month, and the way to hold quality is to grow slower than demand rather than faster.
Everything is scoped to ISSA cleaning standards: a written scope of work, defined task frequencies, and color-coded microfiber to keep restroom cloths away from every other surface. You get the scope document before work starts, so what you are paying for is written down rather than assumed.

- General liability coverage is active. We provide a certificate of insurance on request.
- Screening
- Every cleaner passes a national criminal background check before their first solo visit.
- Cleaning standards
- We scope and workload accounts to ISSA cleaning standards and best practices.
- Medical accounts
- Medical accounts are onboarded only once the assigned staff have completed OSHA bloodborne pathogens training and a written exposure control plan is in place. We treat that as a precondition rather than a formality. We do not handle regulated medical waste in any case — that stays with your licensed hauler.
Four things we will not compromise on
Pay people properly
Night work only holds up if the crew does. Cleaners who are paid well and treated well stay, and consistency comes from the same person returning to the same building. There is no clever substitute for that.
Be reachable
One point of contact, a real phone number, and an owner who answers it. Problems get fixed rather than routed to a regional office.
Clean to a written method
Defined procedures per surface type, color-coded microfiber so a restroom cloth never meets a break room counter, and disinfectants left on for their actual labeled dwell time.
Scope honestly
If five nights a week is more than your building needs, we will say so and quote three. An account you keep beats one you resent paying for.
